One of the first questions most folks have is, “How do I get licensed?” The answer is relatively straight forward, but there are a few things to be aware of. We’ve summarized it below, but if you want to read the entirety of the process, it’s contained within the Candidate Information Bulletin.
Original Missouri Salesperson License
- Complete the 48-hour Pre-Licensure Course. This will introduce you to foundational elements of real estate and also Missouri law. Completion of this course makes you eligible to register for your exams.
- Pass two examinations – a “national” exam focusing on basic real estate concepts and a state exam focusing on Missouri law.
- On passing, you will receive your application for licensure which requires a broker sponsor. That means you need to know which brokerage you will work for prior to submitting your application.
- Register to have your fingerprints taken as part of a background check.
- Complete a 24-hour Missouri Real Estate Practices course. Completion of this course enables you to submit your application.
- You MUST complete the entire licensure process within 6 months of the date on the 48-hour Pre-Licensure certificate.
Reciprocal Missouri Salesperson License
- On applying for your Missouri Salesperson license, present proof of your license in good standing from your home state.
- You do not need to complete the 48-hour Pre-Licensure Course. There is no pre-requisite to complete prior to registering for your required exam.
- You do not need to re-take the National exam, you only need to pass the Missouri portion of the real estate exam.
- On passing, you will receive your application for licensure which requires a broker sponsor. That means you need to know which brokerage you will work for prior to submitting your application.
- Register to have your fingerprints taken as part of a background check.
- Complete a 24-hour Missouri Real Estate Practices course. Completion of this course enables you to submit your application.
- You MUST complete the licensure process within 6 months of passing the Missouri portion of the examination. Your new Missouri salesperson license MUST be held by a Missouri-licensed broker.
Original Missouri Broker License
- Maintain an active Missouri salesperson’s license in good standing for a minimum of 2 years.
- Complete the 48-hour Broker Pre-Licensure Course. This will include a review of real estate foundations and bring to the table perspectives of how a broker would interpret situations. Completion of this course makes you eligible to register for your exams.
- Pass two examinations – a “national” exam focusing on basic real estate concepts and a state exam focusing on Missouri law.
- On passing, you will receive your application for licensure. If you intend to stay an affiliated with a broker, they will need to sign your application for the type of broker license you will have, i.e., broker-salesperson, broker-associate, etc. Or, you could self-sign your own application should your intention to open your own brokerage.
- Fingerprinting and the 24-hour course are NOT required for broker candidates.
- You MUST complete the licensure process within 6 months of the date on your 48-hour Pre-Licensure course certificate.
Reciprocal Missouri Broker License with Current Salesperson License
- Maintain an active license in your home state in good standing for 24 of the past 30 months. If your home state does not differentiate between Salsesperson and Broker licensure, Missouri requires you complete reciprocity as a Salesperson.
- You must complete the 48-hour Broker Pre-Licensure Course. This will include a review of real estate foundations and bring to the table perspectives of how a broker would interpret situations. Completion of this course makes you eligible to register for your exams.
- Pass two examinations – the National exam focuses on basic real estate concepts and the state exam focuses on Missouri law.
- On passing, you will receive your application for licensure. - You will be required to submit proof of your home-state’s broker license on application. If your home state does not differentiate between Salsesperson and Broker licensure, Missouri requires you complete reciprocity as a Salesperson.
- There requirement for the 48-hour Broker Pre-Licensure course is waived.
- You only need pass the Missouri portion of the exam – the requirement for the national exam is waived.
- On passing, you will receive your application for licensure. If you intend affiliate with a broker, they will need to sign your application for the type of broker license you will have, i.e., broker-salesperson, broker-associate, etc. Or, you could self-sign your own application should your intention to open your own brokerage.
- You must register for and complete a background check.
- You MUST complete the licensure process within 6 months of passing the Missouri portion of the exam.
